By the time Labor Day passes, most buyers are out of the market for a new home. A good portion of those searching for a new home that have kids will begin looking in the spring and want to be in their new home by the time the new school year starts.
If you are a single person, baby boomer or couple without kids in search of a new home, you no longer have the competition of families searching for a home before the school year begins. This means you will have more chances at putting an offer on the home with less competition.
The closer you buy towards the end of the year, the better chances you will deal with a motivated seller who wants to sell their home before the holidays. You will also have the benefit of sellers wanting to close before the end of the year, so they can get the tax benefit.
Lastly, the fall and winter months will bring homes sitting on the market longer than they would in the spring and summer months. Why? Homes don’t show as nice when the grass isn’t green, the trees are bare and there is snow on the ground. It is also less appealing for buyers to spend their weekends and open houses, when the temperatures become less than friendly and holiday events start taking up everyone’s extra time.
