Selling and Building at the Same Time—Tips to Help You Through the Process

Since 2010, our team at Weston Dean Custom Homes has made it a priority to help create our customers’ dream homes. Throughout each project, we work with you in order to ensure that the home you are getting from us is everything you hoped it would be. We also want to ensure that you are confident and kept in the loop throughout the home build, financing and planning portions of building your own home—especially when you’re also selling your current home at the same time. Sometimes, this can be a lot to process all at once, so here are some things to keep in mind to ensure the process of selling one home and building another is as smooth as possible for you and your family.

Keep financing and your building timeline top-of-mind

One of the best things about building a custom home is that you choose the budget, and we’ll work with you to ensure that your home has everything you need while staying within that budget. For this, you’ll want to take a look at all of your options for construction loans and see which would work best for you. 

A construction-to-permanent loan allows you to borrow money to cover the cost of building the home and roll over those payments to be added on to your mortgage payments when the build is complete. A construction-only loan would allow you to borrow the funds to cover the cost of building your home, but would then need to be paid in full once construction is complete— usually no longer than one year after. You would then also need a separate loan for your mortgage payments once the house was complete. Each type of loan has their own pros and cons, so take the time to look through each option available to you and decide which one would be best for your situation. 

You’ll also want to think about when the best time would be for you to put your current home on the market. Typically, our home builds can take anywhere from 7 to 9 months, but there could be obstacles that push back the move-in date such as poor weather conditions. We undergo a thorough design service with our customers, though, that helps us stay on track by knowing exactly what the build will compose of before breaking ground at the build site. 

Take into consideration the possibility of working with a realtor

While selling your current home on your own may seem like the best option for not losing part of the transaction, it can also be a lot of added stress on your part. It can be done, but you’ll need to start by figuring out a fair market value for your home, fixing up any minor repairs, marketing the home by advertising online and hosting open houses, negotiating the sale with potential buyers and finalizing the sale in the end. Add this to the fact that you’ll also be meeting with our build team to ensure your home design is finalized or the build is on time, and what should have been a fun and exciting time in your life has now potentially turned into feeling like a full-time job you weren’t ready to have. It’s ok to ask for help when you need it, and that might be to hire a realtor to take over the sale of your home and ensure the process goes smoothly. It’s entirely up to you.
