If you are a seller in today’s market and have the luxury of receiving multiple offers on your home, your best bet is to choose the best buyer first. Your best buyer will be one that is working with a local agent, has their loan lined up and ready to go, and will make the most aggressive offer towards what you are asking for out of your home.
Be sure to also get a backup offer or two if you can line up in writing, in case your initial buyer falls through or doesn’t pan out for whatever reason. You will want to avoid having to go back on the market as some buyers can take that as something is wrong with your home. It can be hard to pick up momentum when the initial offer falls through.
Just because the market is hot doesn’t mean that you as a seller can slack off in your efforts to sell your home. Sellers still need to put forward their best effort to get the most out of their home. A well-priced home being shown in its best condition will sell in today’s market. However, if a home is priced for more than it is worth or the home is not set to show very well and in poor condition, there will be much less interest and competition for that home. Buyers are in the market for homes that are fairly priced, shown well and in good condition.
As a buyer, the best thing you can do is to have your agent, financing and research done at the beginning of the buying process so that when you find a home that meets your criteria and you are ready to make an offer on, you can do so and have a better chance at getting the home as mentioned above. The last thing you want to do is miss out on a home because you didn’t have everything ready and lined up on your end and were passed up for a buyer who did. Inventory is coming on the market just as quick as it is going off, so being ready to make an offer at any point in time is key.
As a buyer, you will want to make your move to look at any home that is of interest to you as soon as it hits the market. If a home comes on the market today, don’t wait for the open house the following weekend. Contact your agent and see when is the soonest possible time you can see that home. Often homes will have offers the same day they hit the market, so there is no more luxury in waiting for an open house or taking your time.
Lastly, be sure if you are a buyer or a seller that you are working with a fast-acting and experienced agent. You don’t want to miss out on a home because your agent doesn’t act timely enough or have the time to dedicate to your home search or selling a home.
When you find the home, you want to make an offer on, be sure to go in with a strong offer. There isn’t going to be the leeway as it was in the past with being able to get a home for much less than it is listed for. And if you try, you might just offend the seller enough to where they don’t have an interest in considering you as a potential buyer.
